• Establishes rental rate by surveying local rental rates; calculating overhead costs, depreciation, taxes, and profit goals.

• Tenant Application processing, including stringent credit review, income analysis, and full verification of rental and employment history

• The benefit of MLS marketing, plus 150 additional online portals (including Trulia, Zillow, Facebook Boost, AHRN Military Network)

• Direct reverse prospecting of our exclusive CRM direct client database of over 14,000 and growing Renter and Buyer prospects, looking to move within the next 30-180 days.

• Full Service Maintenance Staff

• 60 day notice requirement by all tenants, and advance notice to our Owner to confirm any rental increase or property sale request by Owner. We then confirm tenant position and alert owner of any possibility of Tenant’s intent to vacate due to rent increase or resale intent.

• Contracts with tenants by negotiating leases; collecting security deposit.

• Accomplishes financial objectives by collecting rents; paying bills; forecasting requirements; scheduling expenditures; initiating corrective action.

• Maintains property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; contracting with landscaping

• Maintains building systems by contracting for maintenance services; supervising repairs.
